Burges Salmon advises Oxygen Conservation on landmark acquisition of Scotland-based Kinrara Estate from BrewDog

We have advised longstanding client Oxygen Conservation, the leading natural capital asset manager, on its acquisition of the Kinrara Estate from craft brewer BrewDog. Spanning nearly 10,000 acres within the Cairngorms National Park, the site marks a significant milestone in Oxygen Conservation’s mission to Scale Conservation, expanding its UK portfolio to over 50,000 acres under management.

Home to extensive peatlands, native woodland and sweeping moorlands, Kinrara is already the focus of ambitious nature restoration projects, with the acquisition unlocking a new chapter of restoration and innovation across one of the UK’s most iconic landscapes. As its new custodians, Oxygen Conservation aims to rewild and regenerate the estate while delivering long-term value through natural capital and carbon credit initiatives.

Burges Salmon has been working with Oxygen Conservation since it was founded in 2021 and we have acted on all 13 of its land acquisitions stretching from the moors of Devon to the glens of the Scottish Highlands. The latest Kinrara deal was led by partner Ross Simpson, supported by senior associate Sarah Stewart and associate Darren Thomson from our Real Estate and Estates and Land teams. Tax advice was provided by associate Claire Withers.

“Kinrara is more than an estate—it’s a living demonstration of how investment in nature can drive ecological recovery and long-term prosperity. We’re proud to work with Oxygen Conservation and together champion its vision to redefine what it means to do conservation and highlight the huge opportunities rural land present. The UK is leading by example when it comes to natural capital and it’s a very exciting time to be part of this growing market and to see land as an opportunity to solve the challenges we face around biodiversity collapse and climate change.”

Ross Simpson, Partner

“Oxygen Conservation’s vision for Kinrara is characteristically bold. Across nearly 10,000 acres—part of which sits within the Cairngorms National Park—we will deliver landscape-scale restoration that enhances biodiversity and reimagines how people, business and nature can thrive together. Kinrara offers the scale and opportunity to build on BrewDog’s commitment to woodland creation and peatland restoration, while pioneering new opportunities.

Deals of this scale are complex and demanding, and Burges Salmon’s team has once again provided outstanding advice and support throughout the acquisition process. Our partnership with the firm has been instrumental to our journey so far, and we look forward to continuing to Scale Conservation together.”

The agreement helps fund one of the UK’s most ambitious nature restoration projects on the Leighon Estate in Dartmoor and signals a shift in the voluntary carbon market—from transactional offsets to transformative investments that deliver measurable environmental and social benefits.
