Overview

We advise developers, investors, owners, funders, occupiers and public sector organisations on a wide range of office property matters. Our work includes acquisition and disposals, leasing, funding new office developments, day-to-day management and tenant advisory across new and refurbished space, out of town business parks, multi-tenanted buildings and flagship office space.

We operate across the UK but with particular experience and focus on the City and West End office markets and our South West regional office market. We handle instructions of all sizes from the leasing of small office suites in multi-occupied buildings to large scale, flagship HQ requirements and everything in between.

We also provide a full range of office occupier advisory services focusing on risk management and strategic planning to avoid potential disputes. Our work covers Landlord and Tenant Act 1954 lease renewals, rent review, commercial service charges, ratings appeals, lease break, dilapidations and possession claims.

Experience

Advising the Greater London Authority (GLA) on its development partner arrangements with the Chinese developer ABP to create 'London's Third Business District' at Royal Albert Dock in east London. The proposed £1.7 billion+ regeneration will provide over 4.7 million square feet of office, retail and residential accommodation.

Advising Aerium Group on the £51 million acquisition from Legal & General of One Central Square, Cardiff, a 135,000 sq ft flagship office building forming part of the Central Square Scheme home to the BBC.

Advising King & Wood Mallesons on its 17,000 sq ft office occupational requirements in London’s landmark Walkie Talkie.

Advising East Hampshire District Council on the investment acquisition of One Warwick Technology Park, a landmark office building formerly occupied by the BBC and known as Wireless House.

Advising Skanska on one of the south west region’s largest new office developments in a strategic land partnership with Bristol City Council to develop three sites in Bristol City Centre which together can deliver in excess of 250,000 sq ft of office space in the Bristol Temple Quarter Enterprise Zone.

Advising Virgin in relation to management of Virgin’s UK property portfolio, including advice on the company’s exit from The Battleship Building, Paddington and 66 Porchester Road to move to its new HQ at Whitfield Studios, Fitzrovia.

Advising Competition & Markets Authority on an agreement for lease and leases of c.113,000 sq ft across multiple floors of 25 Cabot Square, Canary Wharf, and advising on fit out licences, collateral warranty package and the CMA’s exit from its previous HQ in Holborn.
